1.Question: Can I invest in real estate through a Limited Liability Company (LLC)?
Answer: Yes

2.Question: How do I transfer my IRA funds into a self-directed IRA?
Answer:
We will provide you with all of the forms required to do this.

3.Question: Why haven’t I heard about this before?
Answer: All marketing since 1974, when IRAs were first available, came from banks and financial institutions who naturally promoted their own products.

4.Question: What are permissible ivestments?
Answer:
Anything except S-Corp stock, collectibles, or insurance policies.

5.Question: Can my account borrow funds to purchase real estate?
Answer:
Yes, but only within an IRA. This takes a special type of financing called Non-recourse business financing. Our preferred partner that provides these funds is Bell Lending.

6.Question: Can my account purchase a portion of property with other investors?
Answer:
Yes, as long as none of the others are disqualified persons.

7.Question: How can I use my Self-Directed IRA to purchase real estate?
Answer:
You can buy a rental house, land, or buildings through a self-directed IRA. You can also invest in a Holding LLC to co-invest with others.

8.Question: Where is rental income deposited?
Answer:
All rental income must be returned to your IRA's bank account or into the checking account set up for the IRA.

9.Question: Do you provide any property management services?
Answer:
We can provide this service through our preferred partner D-Quad Properties in some markets.

10.Question: What can you do for a seasoned investor?
Answer:
We can help buy, sell, trade, insure, share technologies, co-invest, help diversify, and help grow retirement funds in real estate.

11.Question: How much cash do I need to get started?
Answer:
Around $25,000.

12.Question: If I invest with a holding LLC what is the minimum amount of time I have to invest?
Answer:
One year plus one day.

13.Question: Are there limitations on how much I can invest annually?
Answer:
Not from the IRA into investments but you have limitations on how much you can annually contribute to your pension plan itself.

For a Roth 401(k): $15,000 if under 50, $20,000 if 50 or older

For a Roth IRA: $4,000 if under 50, and $5,000 if 50 or older

14.Question: Is there some way I can sell property I currently own to my Self-Directed IRA?
Answer:
No, any property that either you or a disqualified person has ever owned cannot be purchased by your Self-Directed IRA.

15.Question: Am I able to use the property held in my account?
Answer:
No, neither you nor another disqualified person can use the property while it is held in your account.

16.Question: What transactions are prohibited?
Answer:
Internal Revenue Code Section 4975 defines prohibited transactions. Briefly, you, your direct descendents, your spouse, and any businesses under you or a disqualified person's control are disqualified. Refer to the IRS Code section 4975 for complete information.
